According to Antonio Navarro the President of the Promoters and Builders Association of Housing in the Vega Baja and Torrevieja (Procosta) Russian buyers have taken over from the British and Germans as the lead purchasers of property in the region.
He said that by the end of 2010 over half a million Russians will have visiting the region during the fiscal year.
Piotr Wierzbowski however, of Cabo Roig based estate agency Grupo Quattro would disagree. He markets primarily to buyers from Poland and he continues to attract regular business.
Indeed Piotr suggested that sellers finding difficulty disposing of their property should really give him a call.
“British and Irish sellers tend to market through agencies that deal only in those two countries where the number of potential buyers are rather fewer than was the case two or three years ago.” he said. “But whilst buyers in Western Europe are no longer visiting the area in such large numbers that is not the case if you go east.
I market all over the Eastern Europe and in Poland, which I know particularly well, the economy is much stronger than it previously was. People are much better off and more and more are now coming out to the Costa Blanca with money in their pockets. In this area alone there are currently about 200 properties owned by Poles, many of them having been purchased through my company”.
Polish buyers tend to be much younger than their western counterparts, buying their properties as holiday homes rather than for retirement, so they tend to come and go and are probably not as evident as their numbers would otherwise suggest. And now, with Alicante Airport now providing cheap flights to Gdansk, Poznan, Wroclaw, Krakow and Warsaw the Costa Blanca is gaining interest as a holiday destination.
Although business is good Piotr is always in search of additional properties to market to his clients. “There is a good rental market in Poland as well”, he says, “particularly at this time of the year, with many older Poles looking to get away from the harsh Polish winter”.
So if you are looking to sell and you would like to consider clients from eastern Europe, you really should give Piotr a call. You will find his office directly opposite the Pharmacia in Cabo Roig. Alternatively go to www.grupoquattro.eu where you will find his information in English.
